
Matthew Bean
Matthew Bean is the Founder and Managing Partner of Infill Industrial Partners (“IIP”), a real estate investment manager focused on value creation in supply-constrained logistics markets. With over 15 years of institutional real estate experience, Matt has executed more than 90 transactions totaling over $1.3 billion across gateway markets including Los Angeles, San Francisco, Seattle, New York, and Miami.
Before founding IIP, Matt was a Partner at Lift Partners, where he led investments, construction, and asset management, served on the firm’s investment committee, and played a key role in scaling the platform and building the team.
Previously, Matt was Senior Vice President at Terreno Realty Corporation (NYSE: TRNO), focused on acquisitions, redevelopment, and asset management of complex infill properties in Seattle, San Francisco, Los Angeles, Miami, and New York/New Jersey. During his tenure, he acquired 45 industrial properties in high-barrier markets aggregating over $600 million and managed a portfolio totaling 5.1 million square feet. Matt also led Terreno’s initial acquisitions in the close-in Seattle and New York submarkets.
He brings deep expertise in entitlement, environmental remediation, and complex redevelopment, with a proven ability to unlock value in high-barrier urban infill markets. Matt holds a B.S. in Business from the University of Redlands and an M.S. in Real Estate from the University of San Diego.
Originally from Idaho, Matt now lives in the Bay Area with his wife and sons and enjoys spending time outdoors with his family.

Andrew Coates
Andrew Coates is a Founder and Managing Partner of Infill Industrial Partners (“IIP”), a real estate investment manager focused on value creation in supply-constrained logistics markets.
Previously, Andrew served as Managing Director of Investments and Development at KG Investment Properties (“KG”), where he led the firm’s development and investment department. During his tenure, he was instrumental in scaling a platform that delivered over 6.4 million square feet of ground-up industrial projects and more than 1.2 million square feet of industrial repositioning assignments.
At KG, Andrew helped the development team grow from two professionals to seven and execute 44 projects across industrial, residential, and mixed-use product types. Projects that included both joint ventures with tier-one institutional partners and third-party development management assignments for some of the nation’s most active real estate investors.
Andrew specializes in industrial ground-up development across Washington, Northern California, and Oregon, with expertise in sourcing, structuring, entitlements, design, permitting, and construction management. He has successfully executed projects on complex land sites involving environmental contamination, critical areas, geotechnical issues, transportation constraints, and utility coordination. Known for anticipating risks early and delivering projects on time and within budget, he has built deep, long-standing relationships with brokers, contractors, and consultants across the West Coast.
Andrew began his career in investment sales at Colliers International, participating in more than $270 million in transactions. He earned a Bachelor of Science in Economics from The Wharton School at the University of Pennsylvania, with concentrations in Finance and Real Estate. While at Penn, he played on the men’s basketball team. Outside of work, he enjoys the outdoors and spending time with his wife and two young children.

Andrew Menard
Andrew Menard is a Managing Director at Infill Industrial Partners (“IIP”). Based in Los Angeles, Andrew leads the firm’s acquisitions and asset management activities in Southern California and is actively involved across IIP’s broader West Coast portfolio. His responsibilities span the investment lifecycle, including sourcing and evaluating new opportunities, investment execution, leasing and capital initiatives, business plan implementation, and portfolio strategy. Andrew also works closely with the firm’s institutional capital partners and plays an active role in the continued growth of IIP’s platform.
Prior to joining IIP, Andrew spent 11 years at Eastdil Secured, where he specialized in institutional equity sales and joint venture transactions. During his tenure at Eastdil, he executed over 40 industrial transactions totaling more than $13 billion, with the majority located in Southern California, the Bay Area, and Seattle.
Earlier in his tenure at Eastdil, Andrew spent five years on the firm’s Office Capital Markets team, where he executed over $12 billion of office and studio sales, including several of Los Angeles’s most prominent office and media assets.
Andrew has also been a member of the adjunct faculty at the USC Marshall School of Business for the past 10 years, where he teaches Real Estate Finance and Capital Markets. He earned his undergraduate degree from USC Marshall and is an active member of NAIOP’s National Industrial Perspectives Forum and the Los Angeles Commercial Real Estate Association. Born and raised in Los Angeles, Andrew currently resides in Santa Monica with his wife MJ.
